Robert (Bob) Brockman is a Certified General Appraiser in the State of Wyoming and has held general certified licenses in Colorado and Nebraska.
Bob also holds the Accredited Rural Appraiser (ARA) designation which is awarded by the American Society of Farm Managers and Rural Appraisers only to those members with experience and technical training who have passed a rigid examination and who subscribe to a high code of ethics.
Bob specializes in farm and ranch appraisals and has completed many appraisals on agricultural specialty properties such as large feedlots, dairies, and livestock auction barns.

Location: The ranch is located about 15 miles west of Pinedale, via the Merna Road (a paved road), and south on the Cottonwood-Merna Road (a gravel road) for about 2 miles
Acreage: There is a total of 3,674 deeded acres of which 1,301 acres have adjudicated water rights from Horse Creek. A tabulation of all water rights is on file with the listing brokerage firms. The water is applied to the land via flood method from various ditches (Moose Horn Ditch, Sawyer Ditch, Elk Horn Ditch, Cranor Ditch, and others). The majority of the land is used for hay production and winter grazing. Some of the irrigated land is used only for grazing, nearly on a year round basis. The Property: The ranch is situated just east of the Bridger National Forest boundary at an elevation of 7,360 to 7,491 feet. Horse Creek is the primary creek flowing through the property. The ranch is contiguous except for being bisected by the Cottonwood-Merna Road and a private road easement on the southern end of the ranch. The land is divided into many smaller pastures. This ranch has been the Taylor family since 1977 and is being offered for sale for the first time since then. The Taylors have used the ranch to grazing anywhere from 500 to 700 mother cows, the required number of bulls for breeding, some replacement heifers, and of course the necessary saddle horses to keep the ranch operational. The Taylors have always harvested enough hay to carry the livestock through the winter and many years have been able to sell additional hay not required for winter feeding.
As you might expect, the ranch is just as recreational as it is a functional cow outfit. There is an abundance of moose, elk, antelope, mule deer on the ranch and the fishing in the creeks and developed ponds is exceptional.
